Xeinadin

We recently completed a fit-out at Xeinadin’s Cardiff office, delivering a space that blends functionality, brand identity, and employee wellbeing.
The project included new partitioning, recycled flooring, decoration and furniture, all tailored to support a collaborative and engaging work environment.
The Solution
Working to both a tight timescale and budget, we created a scheme that provided a solution to reflect the new ambiance they wanted to achieve.
We injected splashes of eclectic colour throughout, and carefully chose exclusive patterned and heavily textured fabrics to achieve the cosy look they desired. A stain and spill resistant material palette was used throughout and a layout that provided spaces to socialise as well as one to one quiet zones were created.
The kitchen breakout area is at the heart of the office, designed to be both a social hub and a functional divider between key zones. This welcoming space features a mix of multifunctional booths and soft seating areas, offering a variety of settings for informal meetings, focused solo work, and relaxed breaks. The combination of seating creates a flexible, comfortable environment that can adapt to different working styles and encourage collaboration throughout the day.
Standout Features
On one side of the breakout space, we designed an open-plan desking area, providing staff with an efficient and comfortable working environment. On the opposite side, the layout transitions into a more collaborative zone, featuring the reception, meeting rooms, boardroom, and open collaboration spaces. The central placement of the kitchen encourages movement across the space, fostering interaction between teams while clearly defining work and meeting areas.
A standout feature of the Xeinadin office is the large collaboration and presentation area, designed to be versatile and visually impactful.
This multifunctional zone is equipped with flexible, modular furniture that can be easily reconfigured to suit a wide range of activities — from informal team huddles and creative workshops to client-facing presentations and larger company-wide gatherings.
Functional Workspace
At one end, tiered auditorium-style seating creates a natural focal point for talks and presentations, offering a comfortable, built-in solution that encourages participation and engagement. The tiered layout also helps define the space without the need for physical walls, maintaining an open feel while creating a sense of purpose and structure.
Sustainability and biophilia was also a key driver in the design. We used recycled flooring throughout and incorporated planting to introduce a sense of calm and connection to nature. To aid the acoustics we installed sustainable sound-absorbing boards, which not only reduce noise but also helped define different zones within the open-plan layout.
